THE BOSTON CHRISTMAS SEASON

Whether you delight in taking in the seasonal favorite of Boston Ballet's "The Nutcracker" or soaking up "glad tidings of joy" at Symphony Hall with the Boston Pops Holiday Series, Boston knows how to celebrate the season with special shows and concerts. And of course there's always the Candlelight Carol Concerts at Trinity Church in the Back Bay area, and the famous "First Night" celebration.

Newport Pembrokeshire - A Hidden Gem on the North Pembrokeshire Coast

With so many outstanding features and places of interest in Newport it is difficult to know where to start, so I guess beginning at Newport's roots would be a half decent step in the right direction.
Hidden in the landscape all around and within the town are markers of Newport ancient history. Standing stones, burial chambers, hill forts and stone hut circles are plentiful if you know where to look.

Just a few hundred metres from the town centre the Neolithic dolmen named Carreg Coetan Arthur stands at the edge of a housing development build during the 1970's. Carreg Coetan Arthur is an ancient burial portal comprising of four upright stones and a cap stone perched on top of them. The cap stone makes contact with only two of the uprights and this can only be seen under close inspection. The tomb also has a few outer lying stones and was probably erected some 3,500 years BC. Excavations at the site during the 1970's revealed little evidence. It does however sit in the landscape and mirror many unchanged features of the tundra surrounding it.

Looking south east from Cerrig Coetan Arthur, the eye is drawn to the peak of Carningli Mountain. Known in English as the Mount of Angels it is the tallest most western peak of the Preseli Hills, the birth place of the bluestones found at Stonehenge.

Upon Carningli's slopes are many standing stones and cairns. Amongst them are Bedd Morris - a solitary standing stone on the western side of the mountain, Carn Cwn (Cairn of Dogs) which hides a rocking stone and also a wishing well and nearby is the infamous Pentre Ifan burial chamber.

Pentre Ifan is probably the best example of a Neolithic dolmen the United Kingdom has to offer. It stands proud on a hillock overlooking the bay at Newport Pembrokeshire and from the right angle mirrors the slopes of Carningli Mountain down to the shore at Newport beach (Traeth Mawr or Big Beach in English). Again dating from dome 3,500 years bc this dolmen has attracted thousands of visitors over the years. Entry is free and there is also a small car park some three hundred meters or so from the monument.

To the west of Newport a group of stones can be found in a field approx one mile along Fishguard Road in a dip on the right. Cerrig Y Gof consists of five cists (small oval burial chambers) and is situated looking directly at the headland of Dinas Island, if you place your self between the chambers and the headland and face south east another view of Carningli Mountain is presented to you.

Carningli mountain has played an important role in Newport's history, supplying ancient civilisations with defensive outposts, forts and living spaces. Upon its peak are the remains of a bronze age fortification with the skeleton of a huge defensive stone ring still visible some three thousand years after it was built. Outside of this stone ring are many stone hut circles presumably once housing the farmers and trades folk of the time. All across the backbone of Carningli Mountain are cairns and scars laid down by many hands from our ancient past.

Further down the slopes of the mountain can be found the remains of a Norman Castle, now housing a Victorian built house. The best remaining publicly viewable features of the castle are the gate house which can be seen in all their glory from Mill Lane, just above Market Street.

Newport still retains its Norman street layout, with two almost dead straight roads leading from the castle to the river bank of the Nevern River. Between the end of both streets can be found an earth mound which is believed to be the original castle at Newport.

As with all castle's, Newport Castle has seen its fair share of battles and owners over the years and even in its current ruined state it still retains a dominance over the town below.

Excavations during the early 90's revealed that the town extended far further north than it does now. Medieval house remains were discovered where the primary school now sits and a plot of land has recently been excavated to the east unearthing further remains of the medieval extent of Newport.

As the modern English name for the town suggests, Newport has a nautical history. In Welsh it is called Trefdraeth (the town on the beach) and the old quay walls at The Parrog are an interesting reminder of this part of the towns history. The Parrog is now mainly a recreational boating area but a hundred and fifty years or so ago it would have been a bustling tidal port. There are remains of three lime kilns on The Parrog with reports showing that there were at least four more in the vicinity and some five hundred meters or so upstream is a good example of a Norman build limekiln at the site of an old now long disappeared boat building yard. A field next to this area gives us some clues to its history as its know to locals as The Ship Hill.

These days Newport is pretty much reliant on tourism as its bread and butter and has some great holiday accommodation which people return to year after year. The town boasts five campsites, three hotels and numerous self catering and bed and breakfasts as well as a YHA youth hostel.

There are also three public houses as well as restaurants, cafe's and a host of shop's which sell everything you would expect at a coastal town from buckets and spades to local art and crafts - Newport has it all.

And the client needs to be prepared as to the process of the mediation and how long it may take. If possible, the client should also be prepared as to what his bottom line is, i.e. what he or she will be prepared to take or to pay.

Rhode Island History by the Side of the Road

The early settlers of Rhode Island possessed a vibrant spirit of independence, a love of the land and its fertile resources, a courage rivaled only by their love of adventure, and a will to protect and defend their development which grew directly out of the conditions of their way of life. The place names grew from a pragmatic approach to map-making, reflecting the topography, landmarks, vegetation, and history of its prominent settling families and the contributions they made historically, industrially, and socially to the 'birthing" of this region.

Research across the hills and dales of what was once King's County, finds a chronicle of Washington County history and topography is reflected by her road and place names. Topography was often the clearest means of defining a region, although early on proved confusing at times. The Pettaquamscutt Purchase, named for the stream between Saunderstown and Hammond Hill in Kingstown, was made in 1657 for £16 by two land companies, one headed by John Hull, a Bostonian goldsmith. The boundary was disputed for years by Connecticut and Rhode Island. The Rhode Island men said that when the Narragansett River was mentioned in the charter the stream referred to was the Pawcatuck River near the Great Swamp.

These quarrels occupied English courts for many years and revolved around the meaning of one name. During the dispute most of the French Huguenots, who had settled Frenchtown where names like [Marquis de] Lafayette and Mawney (de Moine) flourish, departed for Connecticut soil, but two remained behind and actually were among the signers of the Pettaquamscutt Purchase.

In what might have been lesser populated areas, full of steep grades and untamed landscapes, regional distinction was made with road names like "Gravelly Hill," "Sand Turn," and "Riverside". Where certain vegetation was prominent, names like "Bittersweet," "Butternut," and "Lindenbrook" were observed. More prominent landmarks like Tower Hill, where commissioners were able "to go over to Narragansett and take view of such places there and thereabout that are fit for plantations," as instructed so by the General Assembly which met in Newport in 1672, were given more specific names. The commission had met at the Bull house, which was later destroyed by fire and its inhabitants killed by the Indians, this being the initiating action of the Great Swamp fight with King Philip.

The Boston Neck region, or Namcook in Indian, was the rich strip of shore between the Pettaquamscutt River and the Bay, and north of the inlet. Because the land was so vital to the sustenance of the early settlements, its fertile infamy was given a specific notation. Allegiances to the crowns of England hark back in place names like "Kingstown," "Charlotte," "Carolina Back," and "Charlestown" with reference to England's King Charles II, and revering Queen Anne, "Queen's River" and "Queen's Valley." Kingston was called "Little Rest" until 1826, probably because there were five taverns in close proximity to the King's County [after King George III] Court House. In the days of travel by horseback, taverns and inns were frequented by the legislators who traveled to Little Rest. The British occupied Newport for three years during the Revolutionary War, and another center of government was needed. The General Assembly at Little Rest became an active and significant center in the fight for independence. Not until 1781 was King's County renamed to Washington County in "perpetual and grateful remembrance" of Washington's "distinguished services and heroic actions."

Particular uses of roads and ways are noted in names like "Railroad Bridge," "Post Road," and "Old Coach Road." Other names originally listed in this category, "Miner," "Cook," and "Carpenter," were found to be family names.

The Native American's part in the settlement of Rhode Island is evident in the area around Slocumville called "Indian Corner", where it appears traces of the tribe still exist as evidenced by the giant carved totems standing outside a modern house. Located near Indian Corner, legend has it, there is a rock from which blood is sometimes seen to flow. The corner takes its name from the battle once fought there between the Narragansett and the whites. Many were buried near the rock, and a number of bones have been found over the years. Other names like "Tuckahoe," "Yawgoo," and "Tomahawk" appear there. The Indians' practice of scalping their victims was not originated by the Native American, but was taught to them by the French. Until that time, the tribes cut off the entire head to symbolize their victory in war. Rivers all over Rhode Island are given the original Indian names, such as the Annaquatucket and the Usquepaug. The Narragansetts were a previously peaceful tribe until their struggle to survive disease, starvation, and loss of their native lands forced upon them by the Puritans. Five white men from Newport, the original signers of the Pettaquamscutt Purchase, settled the region. In 1657 a tract of land was purchased, for sixteen pounds, or about .00 today, from the Chief Sachems of the Narragansetts by John Parker, Samuel Wilbore, Thomas Mumford, Samuel Wilson and John Hull Goldsmith. This land, known as the Pettaquamscutt Purchase, was situated in the town of South Kingston and measured about twelve square miles.

Large tracts of land remained in families for centuries due to the secure Rhode Island laws. No land could be attached for personal debt as long as the owner was a Rhode Island resident. Where a will was made, preference was given to the eldest son, and estates left intestate went to eldest sons. Laws were written in favor of the landowner, and owning land at a value of £ 200 was necessary to vote. Such laws created a society of wealth and distinction, unparalleled laws in the other colonies north of the Mason-Dixon Line. Indeed, the Narragansett Plantations, as the area was called, had more similarities to Virginia and South Carolina plantation owners than their neighbors in Massachusetts.

The most significant feature in the naming of this county is the legacy left by the prominent citizens of the Colony. Cartographers paid homage to influential families and the industry they afforded the region. The historian, Roger E. Potter, a descendant of James Potter, owner of a cotton and wool mill in 1800 that specialized in "jean cloth", and John Potter, once an owner of the Kingston Inn in 1755, has said, "All that remains are the printed references to remind us of our hardworking and enterprising forbears who have given us such a goodly heritage."

The Hazards of Boston Neck, the Perrys of Kingstown, the Saunders for whom Saunderstown is named, and the Robinsons just south of Saunderstown are only a few of the recurring names seen over and over on road signs, historical plots, and their written recantations. Tom Hazard, learned and cultivated, purchased Boston Neck in 1738 for .00 an acre. His farm became a successful operation with 4000 sheep for woolen and linen production, 150 cows that supplied milk and 24 cheeses a day, employing 12 women and their helpers just in the dairy alone. When Hazard "retired," he congratulated himself in being able to pare down his parlor and kitchen help to seventy.

Many repetious names have ties to their honorable service for their country in its fight for independence, not the least of these is the Perry family, for whom Perryville is named. Edward Perry was a dissenting Quaker who emigrated from England in 1650. His opinions continued to cause him trouble, but he wrote religious works and became a prominent citizen. His brother Benjamin, grandfather of Oliver Hazard Perry, the famous naval hero from the Battle of Lake Erie, was a prominent Quaker and one of five men who paid Ebenezar Slocum 40 shillings for the site of the Quaker Meeting House on Tower Hill Road. Samuel Perry, son of Edward, died in 1716, leaving a will of £700 with 1500 acres of real estate and a gristmill to his son, James. This was a basic element in the economy of early America. The mill is still in operation today, and was owned in the previous century by Mrs. Rowland Robinson, whose family history follows.

Rowland Robinson was a wealthy well-known planter, slave runner, and West Indies tradesman who brought a shipment of African slaves into South Ferry about 1710. His intention was to keep the strongest workers to help build his new house. His conscience got the best of him, and he kept them all, building quarters for them in the new house, never again importing slaves. Jamestown is still populated by many of Robinson's ancestors, making the Robinson name quite prevalent on Conanicut Island.

Saunders family members were famous shipwrights and inventors. They lived in what was "Willettstown" until so many Saunders were building boats, it eventually became known as Saunderstown. Captain John Aldrich Saunders, an ancestor of Tobias Saunders, one of the original purchasers of Misquamicut, invented the centerboard in 1813, which was not patented until 1865 by his grandson John G. Saunders. Captain Saunders, born in 1786 in Westerly, was given much criticism for his "Nonsuch," a tri-keeled 50-ton vessel [today's trimaran], 65' long, with a draw of 5 1/2 feet and only 24" of freeboard. In order to sail the boat close to shore for loading and off-loading, it had a broad, flat bottom and could run ashore in high water and load directly from cart or wagon. Because it had no bowsprit, it could load from all sides. Stillman Saunders built the Newport Ferry in 1907.

Many of the ancestors of these famous Rhode Island families still reside in the region their forefathers settled. Many are still active in similar professions. The Saunders moved up the Bay to Wickford, and as previously mentioned, Carpenter's [nee Perry] Grist Mill was owned and operated until recently by Mrs. Rowland Robinson.

The Headline in English News

The study of style tells us what kind of language is suitable under certain circumstances. So here the style of journalistic English mainly focuses on the suitable language for news reporting. We can see different genres on English media, including news, commentaries and soon. Here this essay will discuss the basic style for news reporting.

Headline is the first thing we start with when we read the newspaper; therefore, it also has some features of English news. First let's discuss about the grammatical features of headlines. Therefore there also appears some translation inappropriateness.

NEWS

There is an omission of article, conjunction, pronoun, link verb and auxiliary verb. It is used to summarize and highlight the content. For example, China sees housing as an engine to drive the economy. Should be like this: China sees housing as engine to drive economy. A mother and her daughter share a Fulbright year. Should be like this: Mother, daughter share a Fulbright year.

There are three reasons for the use of present tense:

It saves space. In most cases past tense is longer in space than the present tense, with an "ed" in extra. So present tense can save some space for a headline.

Present tense is active.

A present-tense emphasizes the timeliness of the news. For example: Longevity Star Died at 110. Should be like this: Longevity Star Dies at 110.

Use "be to do" instead of "will do" to present the future tense, and "be" is often omitted in order to save space. Second, use "be doing" to present things that are happening, and "be" is often omitted in order to save space.

Active voice is more often used. For example: Iraq is to suspend the anti-Kurdish campaign. Should be like this: Iraq to suspend the anti-Kurdish campaign. China's tax collectors are inching for inheritance tax. Should be like this: China's tax collectors inching for inheritance tax

Punctuations are used sometimes in headlines. Punctuations only appear in the head for two reasons. First, they are used to save space. For example: The Stolen Koalas are Found and Returned to the Zoo. Should be like this: Stolen Koalas Found, Returned to Zoo. The Chinese acrobats are masters of stunts. Should be like this: Chinese acrobats: masters of stunts.

There is no set in stone fee structure we can furnish you. But we can educate you on what tasteless fees to expect and what each is generally for. In the end it will be up to you to compare enterprise fee structures and choose the best one that fits within your budget. Below are some of the most tasteless fees and what service they provide.

Commission

This is an ongoing monthly fee charged to the owner to compensate the property employer for the responsibilities of overseeing the administration of their property. Lease-Up or Setup Fee

This fee can vary from none to as much as the first months rent, and Regularly is a one-time fee per tenant.

Lease renovation Fee

This fee is charged to the owner when a property employer renews a current tenants lease and covers the costs of initiating paperwork or transportation complicated in implementing the new lease document. A property employer may also account for this fee if they perform a year end inspection of property. This fee can vary from none to 0 or higher, and may be charged every time a lease renovation is implemented.

Advertising Costs

Depending upon the property administration company's contract, either they will pay the advertising costs or the owner or they could split the costs. If the administration enterprise covers this cost make sure to find out what type advertising or marketing of your property is included. If it's placing your listing on their own web site and other free online classified sites you may not be getting your monies worth. They are many good rental or tenant resource online web sites that bring in great tenants for a reasonable fee and you will want to consider these. And don't forget about print media, yard signs, listing on the Mls or even an open house. Nothing is worst than having your property vacant, bringing in no money only because you or your property employer skimped on advertising.

Maintenance Mark-up Charges

This is one of those costs you may never surely of known about or had it disclosed to you. A "Mark-up" is a charge over and beyond the final bill on maintenance and/or mend work done to your property initiated by your property administration enterprise when using their vendors or in-house maintenance staff. This should be disclosed in your Manager/Owner covenant which Regularly will state the markup as a ration above the final invoice from vendor. For example, your employer had to call a plumber to replace the dishwasher in your rental property. Total charges for completing the job: 0. If your property employer covenant states you will incur a 10% markup on all maintenance work the actual cost to you will be 0. Early Cancellation Fee

The dreaded "3 months and no tenant". Your property employer insist he or she's doing all they can to find you a tenant. But here it is 3 months and still no tenant; what do you do. Well, look at your Manager/Owner covenant and that might be your deciding factor. I am not a fan of this fee, and believe it to be an unnecessary fee and for you employer out there this could be the deal breaker. I'll tell you why; if a property employer is doing their due diligence and retention the owners in the loop as far as decision making, market conditions and transportation lines open an owner will not be second guessing his property managers abilities. The odds of this scenario happening is unlikely but you must be prepared for it. A cancellation fee can range from none to over 0. To be fair, some managers surely deserve this fee especially if they have pocketed advertising costs, incurred lots of legwork and time invested in your property.

"You've Got To Be Kidding Me" Fees - These are ones I have personally had the satisfaction of running into.
Your property is vacant, but we still will charge our monthly commission or a small flat fee. "A For-Rent Yard Sign Fee". I believe this was /mo. "Preventive Maintenance Fee". This was to cover the "just in case" and changing out A/C filters. If "just in case" never happens they still pocket the money. I believe this was /mo and I still was charged for filters.
In overview

Read your Manager/Owner contract, understand what you are signing, ask lots of questions and know what the fees will buy you in services. A good real estate lawyer can help in negotiating the terms in a covenant that suit both parties. These contracts are not set in stone. If your property employer will not negotiate, there are other property administration companies that are eager to earn your business.
